HOW LONG WILL IT TAKE TO BUILD MY NEW HOUSE?

Once the Building licence has been granted, the construction normally takes approx between 6 and 12 months. However, this all depends on your final specifications.

WHAT HAPPENS IF THE BUILDING WORKS TAKE LONGER?

We at Casitas like to deliver on our promises, so much so that we offer a penalty clause on most construction contracts. A clause which states that in the unlikely event that your project is not finished on time, Casitas will pay an indemnity for every day that the works run over schedule.

WHAT ARE THE COSTS INVOLVED IN A NEW BUILD PROJECT?

Assuming you already own the land to be built on, the costs are very similar to purchasing a re-sale property. On a new construction you will have to pay 1% Transmition tax (stamp duty) and 7% IVA (VAT) on the final build cost. This is paid to the Spanish government at the time you sign your title deeds at the Notary. You will also have the Notary and Registry fees to pay, the same as you would if you were purchasing a resale.

DO I HAVE TO PAY FOR THE BUILDING WORKS IN ONE LUMP SUM?

No. There are various options for paying in stages, starting from the initial deposit and costs for obtaining the building licence, as the works progress to the roof level, and the final payment due on completion day.
